Violina joined the company's team at the beginning of 2019. Thanks to her persistence, confidence and dedication, she quickly entered the specifics of the work and proved herself to be a true professional. Because of her being responsive and meticulous in fulfilling her duties, the management of Unique Estates promoted her to Senior Legal Advisor of the company.
From my current position, I look back with a smile to the time when, as a student, I felt like working as a real estate broker. This, of course, only lasted one day as I was very busy with my studies and could not cope with the dynamics of the consulting profession. Then I realized that law is the field in which I want to work and develop. I started my career as a legal associate in a law firm. There I was able to gain extensive experience and knowledge in various areas of law. I then took the position of legal counsel at a delinquent debt collection company where I handled the legal side of the real estate collection process from debtors. When I subsequently became part of the Unique Estates team, I was happy to be working with real estate again, but here the cases are now about their acquisition, and this is associated with very positive emotions for all parties in the transaction.
I love my job and I feel great in the company and in the team I work with. I like the friendly atmosphere in the office and the attitude of the colleagues. Every day I learn new things and feel my contribution in helping my colleagues and clients of Unique Estates in matters concerning the smooth process of transactions. In our work, serious cases sometimes arise that require a quick response and my timely assistance. In such situations, at the end, when everything has gone well, I feel real satisfaction from my work. Such moments motivate and inspire me to give my best every day.
In recent months, my work in the company has increased in volume, especially since the emergence of the new business division - New Estates. I am happy that I already have a fellow legal advisor who has joined the team and is taking on some of the tasks. In this way, I can take on the new duties that I have as a Senior Legal Advisor. My responsibilities at the new position include a more detailed review of the company's documentation, working on strategic goals related to the legal department of Unique Estates and implementing new technologies so that we have a more efficient working model. The workload in operational tasks until now did not allow me to devote enough time to all this. I am glad that I will now be able to start implementing these innovations and propose new solutions in the work process of the department.
Each transaction is quite different, requiring a personal approach and special treatment. Most often, the questions for which colleagues rely on legal assistance concern the status and history of the properties, whether there are encumbrances on them. My responsibilities include providing this due diligence and legal opinion on the company's transacted properties.
Unique Estates clients trust the competence of the team of professionals who work here. The company provides them with assistance in all cases that concern the smooth process of transactions and they are relaxed and confident that we will take care of everything. However, the questions I get from them as a legal advisor usually again relate to checking the property’s status, history and possible encumbrances, as well as the costs associated with the transaction and all the steps they need to take until the final completion of the deal.
As I said, I also recharge here in the office when I see my colleagues, whom I consider my friends. And yet, if we talk about my free time – I like to be in nature. I can see the sunrise on Vitosha mountain before work or enjoy the sunset there after leaving the office, it's all a matter of good organization. I am happy that my partner in life and I share this passion and are together in all these moments. The mountain is where we met and it will always be something very special to us.
Apart from being in nature, we try to spend every free minute traveling and exploring new places around the world. We’ve recently been in Asia for an extraordinary trip. We spent three weeks in three different countries, getting to know the local sights, culture and customs of Thailand, Indonesia and Singapore.
Another passion of mine is music. I like going to different concerts. I hope to find time to get back to my favorite guitar soon.
