Although she has been part of Unique Estates for a relatively short time, Simona Dimova has managed to achieve impressive results and establish herself as a leading consultant in the rental segment. Returning to Bulgaria after 11 years abroad, without established contacts in Sofia, for me these awards are proof that all my work over the past three years has been worthwhile. Behind this success, I believe stands my perseverance, extensive training, calls, viewings and meetings with clients in order to build their trust. My experience as a consultant in London was extremely valuable, as was my long-term work with clients, since every field in which I have worked has always been related to relationships with people and creating sustainable connections.
Tenants in this segment are looking for more than just a home, but a lifestyle. They expect perfectly maintained properties, a high standard of service and a quick response to any issues. Landlords, in turn, often have specific requirements – from the professional status of the tenants to their lifestyle, which can complicate finding the ideal candidate. Premium contracts are detailed and include clauses for maintenance, improvements, insurance and deposits. An additional challenge is the need for flexibility – more and more tenants are looking for options to terminate without penalty, extend the contract or allow pets. Discretion is also key, as many clients value confidentiality. A successful deal requires a balance between the expectations of both parties, transparent communication and excellent service.
My work is based on a personal approach and attention to detail. It is important for me to understand not only what kind of property the client is looking for, but also what their lifestyle is, what their priorities are – proximity to work, school, amenities. Proactivity is key – I check current properties daily and also offer off-market options. If the desired property is already rented, I immediately offer alternatives. Additionally, I am completely transparent about the next steps in the hiring process. An added value for my clients is that I help with recommendations for services – especially for foreigners settling in Sofia. With many of them I build long-term relationships, as they trust me with future searches.
It is important for me to build long-term relationships based on trust and a personal approach. Before I offer a property, I always hold a meeting with the client to understand their exact requirements, thus saving their time. My communication is clear, fast and transparent. During negotiations, I protect the interests of my clients – be it through specific clauses in the contract or additional conditions that are important to them. I also stay in touch with clients after the deal is finalized, because it is important for me that they know that they can rely on my services in the future.
I am very happy that I accepted the challenge of my manager Zara Koteva to become a mentor and support two great new consultants. I have known Lyubov and Krista for a long time and personally invited them to join the team because I believe they have the necessary qualities to work in the luxury segment. Their successes truly make me happy and bring me satisfaction. I know how important it is to have a mentor when starting a new career, and I am grateful to Iliana, who was my mentor at the beginning. I believe that true success is achieved when you help others around you.
I advise them to be fast, flexible and consistent. It is important that clients are served professionally and on time, because this creates trust and leads to recommendations. Success comes when clients are not just satisfied, but come back again.
My next goal is to develop in the field of buying and selling and to start representing clients in this field as well. Many of my current landlords and tenants become buyers or sellers at some point, and it is important to me to provide them with the same level of service in this segment as well.
