Unique Estates offers an exclusive property for sale on the shore of Durankulak Beach. In the very center of one of the most beautiful bays on the Bulgarian Black Sea coast.
Location: Border Beach, Republic of Bulgaria, Dobrich region, Shabla municipality, Durankulak village land: on the shore of the last northern bay of the Black Sea in Bulgaria.
The properties are subject to the terms of the Black Sea Coast Development Act and are included in ZONE A and B. The properties are NOT included in the Natura 2000 area.

Beach: in front of the properties in the direction of the beach there is a wind-protected belt - an acacia forest, after which a wide and long beach stretches. The width of the beach is about 100 m., and the length of the entire beach is about 2 kilometers.
Status and stage of readiness for construction: 6 of the land properties (PL) have a completed procedure and paid fees for changing the purpose, one of which is a road to provide access, also a PL with a purpose for a road. The individual properties have an independent detailed development plan (PUP), which indicates the parameters of construction. In connection with the changes in the ZOZZ and according to the deadline given in the transitional and final provisions, in addition to design visas for each of the PL, the following actions were carried out by April 2017: design in each property of a separate house with an area of 56 sq.m., provision of a building permit and placement of geodetic points on the building, opening of a construction site for the construction. In 2022, the RS were re-certified for a period of another 5 years.
Purpose: according to the current PUP: holiday complex development.
Development parameters: resort and holiday development, Cornice height (height without bevel) 7 m. - 10 m.; density 40%; Kint 0.8 to 1.2. Total maximum up to 35,000 sq. m. of developed built-up area.

Possible joint projects with the municipality of Shabla - participation in European Rural Development Programmes for the construction of infrastructure projects for these and neighboring properties. A plus is the option to obtain a concession for a huge beach at a low price.
Construction opportunities:
a/ Holiday complex of a hotel with a restaurant and a swimming pool and numerous individual houses or small buildings for sale and/or management of use with a total gross floor area (GFA) of about 35,000 sq m. The maximum height of the buildings can be up to three to four floors.
b/ Holiday complex of hotels and buildings with apartments for exploitation (without the sale of apartments) with a total GFA (GFA) of about 35,000 sq m.
Infrastructure: In order to prepare the area for construction, the design of a road connection with a main road, access to a central water supply and power supply from the electricity distribution network (plot plan) was initiated and paid for. The infrastructure projects were approved and came into force in 2015. This plan has not been implemented and for 1700 m. it will be necessary to build access and connections in order to obtain permission for use and commissioning of the constructed facilities.
