After the coronavirus, people's priorities have changed significantly. Today, we attach great importance to health, to quality time spent with loved ones, to our well-being - both physical and mental. With the focus on taking care of ourselves and our families, the requirements for where we live have also changed. Now we prefer it to be more spacious, cozy, with fresh air, selected neighbors, in a protected and quiet environment. Gated complexes in the city continue to be a good option, but many people now prefer detached houses with a large yard outside the capital.
Bistritsa is one of the oldest settlements at the foot of Vitosha and the Sofia field, as well as the largest of all. Here, the purity of the air, silence and tranquility are guaranteed, and the two Vitoshki rivers, in which the icy waters flow from the mountain tops, contribute to them. The village is well laid out with excellent infrastructure, regular transport links are also available, making the big city 'at your fingertips'. Kindergartens and schools are located very close, as well as Lake Pancharevo - for a well-deserved rest on a weekday or weekend. There are also monasteries that have preserved the ancient livelihood, history and culture. In the local community center, children and adults develop their talent with singing and dancing. Originating centuries ago, it is currently one of the most expensive villa areas of Sofia residents.
Boyana is one of the most elite neighborhoods in the suburban southern part of Sofia, located at the foot of Vitosha. Access to it is perfectly secured in terms of infrastructure. Undisputed advantages of the location of the neighborhood are the clean mountain air, combined with a natural park environment, silence, tranquility and a wonderful panoramic view of Sofia. Residents here on weekends regularly enjoy walks in Vitosha National Park, Boyana Waterfall and lake, eco-trails of varying difficulty. The neighborhood is an attractive and logical choice for many young people with secure incomes, a modern lifestyle and a hectic everyday life. For families, there are schools and kindergartens nearby, as well as public transport. More and more new buildings are being built here, and the area houses the residence of the President and Vice President of Bulgaria, as well as other important persons. Many of the exclusive private mansions and luxury residential complexes in the capital have also been built in the prestigious area.
There is hardly a person who has not heard of Dragalevtsi district and its worthy advantages. It is not by chance that it occupies the leading positions in the areas that are the most prestigious, expensive and preferred in the capital. Renowned as one of the green and peaceful neighborhoods, there is literally something for everyone here. From terraced to detached houses, from neat ground-floor maisonettes with a yard to spacious penthouses with large terraces, and a view of Vitosha is provided for all. In the area there are also small family hotels, luxury villas, gated communities and buildings with controlled access, which provide many families with a peaceful environment and comfort. The demand in the area is huge, which also determines the high prices of housing. Residents here benefit from a private school, restaurants and various entertainment venues. Also known is the two-seat ropeway lift that connects the neighborhood with the ski slopes of Vitosha. The infrastructure and communications are excellent, and the proximity to the Ring Road guarantees quick and easy access to the main arteries and the central part of Sofia.
Kladnitsa area is located on the southern slope of Vitosha Mountain and is an extremely sunny, ecological and easily accessible place. Due to the beauty of nature, the healthy climate caused by the surrounding deciduous and coniferous forests and the two rivers passing through and past the village, Kladnitsa attracts more and more visitors and hikers who leave from here or return from the various routes around Vitosha. In 2006, the construction of a villa settlement of single-family houses - gasified and with its own treatment plant - began here. Investors’ interest in the region does not stop, and the construction of a hotel is also planned in the ambitious goals.
Lozen has the status of a village, located in the Pancharevo region, 18 km southeast of Sofia. It is located in the foothills of the Lozen mountain, among the highest economically developed parts. The climate, soil and waters here create favorable conditions for the development of agricultural crops. This is precisely why many of the people who choose this area to live buy houses in the yards of which they plant crops. Part of it is grown for winter food, and during the summer months they consume home-grown fruits and vegetables. At first glance, this is not a major reason for choosing a new home, but quality of life, air and a balanced environment are becoming increasingly important for young and old. Weekend entertainment is also provided. Although low, Lozenska Planina offers beautiful views in the distance of Vitosha, Plana, Rila, Vakarelska Planina, Stara Planina, as well as the entire Sofia field. Iskar Dam can be seen from the highest peak Poluvrag, which makes it an ideal solution for a walk and rest in nature. Among the advantages of the area is a longer duration of sunshine compared to the neighborhoods located on the northern slopes of Vitosha. At the same time, the action of the local winds, which are activated in the evening hours, bring fresh and clean air from the mountain.
Pancharevo has the status of a spa resort of local importance and is located 15 km southeast of the center of Sofia, between Vitosha and Lozenska Planina, at the end of the Pancharevo Gorge of the Iskar River. It is located near the Ring Road of the capital, the district of Gorublyane and Bistritsa. Pancharevsko land is being built up mainly with modern suburban houses for year-round living, as well as with closed complexes. It also covers part of the newly built residential area around the "Kambanite" park-complex at the foot of Vitosha, where the base of the Anglo-American School was built. One of the most picturesque parts of the land is the Urwich meander. Pancharevo has convenient communications to Business Park Sofia in the capital city. "Mladost", "Tsarigradsko shose", Sofia Airport, the town of Samokov and the Borovets resort. The national rowing base is also located here. The beautiful nature, the healthy climate, the presence of water areas and mineral springs are the main factors for choosing the location for a new home for many of the residents of Sofia and the province.
