


The most expensive residential real estate deal for 2023 at Unique Estates
The most expensive residential real estate deal for the past year was at a rate of 5600 euros/sq.m

In the high-end segment of the market, there has been increased activity over the past year, similar to the entire real estate market in the country. The most expensive transaction for Unique Estates in Sofia for the year was an office building in the city center with an area of 1700 sq.m, where the selling price per sq.m was 1588 euros. The property was sold in less than a year from its listing, and an almost 19% discount from the initial price was achieved. This was stated by Svetoslava Georgieva, Chief Operating Officer of Unique Estates, in an interview for bTV Business News.
In the residential property sector, the most expensive deal for 2023 was for a luxurious penthouse in a new building in the Lozenets district, completed in 2022. The achieved selling price was 5600 euros/sq.m. For comparison, in 2022, the most expensive residential real estate deal in Sofia was concluded by Unique Estates at a price of 7620 euros/sq.m on Oborishte Street.
Data shows that the majority of high-class residential properties were sold in the Oborishte and East districts, where many transactions were made with properties purchased for investment purposes. Preferred areas include Doctor's Garden, Downtown, Oborishte, Iztok, Izgrev, Boyana, and in the last 1-2 years (mainly due to new construction) areas such as Vazrazhdane, Krustova Vada, Dianabad.
There have been 4 sales on the emblematic Moskovska Street in the capital. The sales were completed very quickly - within 1-2 months of listing the properties, added Svetoslava Georgieva.
