Abu Dhabi Records Over AED 5 Billion in Sales, 69% of Buyers Are International

The Abu Dhabi property market continues to attract significant international interest. Sales across two of Aldar’s new residential developments - Talay and Yas Riva Reserve - have already exceeded €1.2 billion. The origin of the buyers is particularly notable: 69% of completed sales were to foreign residents and international investors. The data demonstrates sustained interest in residential properties in Abu Dhabi, both from people already living in the emirate and from international buyers.

Among the nationalities accounting for the highest volume of purchases are citizens and residents from the UAE, the United Kingdom, Russia, Jordan and India. At the same time, 55% of buyers are under the age of 45, highlighting a relatively young international audience showing interest in the emirate’s residential property market.

The sales have taken place against a backdrop of growing interest in Abu Dhabi as a place to live, invest and establish a long-term presence. The combination of quality of life, developing infrastructure and a clear strategy for sustainable economic growth continues to strengthen the emirate’s position among international buyers.

Both developments are located in waterfront destinations that are among the key areas for new residential development in Abu Dhabi. Talay is the first residential community within Marsa Al Saadiyat – a major waterfront destination valued at €2.4 billion, representing the final phase of the development of the Saadiyat Island masterplan. The area is expected to eventually be home to more than 58,000 residents. Yas Riva Reserve is located in the northeastern part of Yas Island and is a gated waterfront residential community. An additional bridge will provide a new access point to the island and connect the development with the existing infrastructure, attractions and amenities of Yas Island. Both Talay and Yas Riva Reserve have been designed with a focus on family living, incorporating landscaped spaces and waterfront areas.

The sales results demonstrate not only the strong performance of the two developments, but also the broader appeal of Saadiyat Island and Yas Island to buyers seeking a combination of quality of life, a waterfront location and long-term ownership potential.

The international profile of the buyers is particularly indicative of Abu Dhabi’s development as an increasingly recognised alternative to established property markets in the region. The fact that nearly seven out of every ten sales in these two developments were made to expatriates and international buyers highlights the growing global interest in residential opportunities in the emirate.
