Abu Dhabi Residential Sales Rise 30% in October, Reaching Nearly €3.7 Billion
Abu Dhabi’s residential property market recorded a significant increase in activity in October 2026. A total of 2,809 homes were sold during the month, with a combined value of €3.7 billion, representing a 30% increase compared with September and a 35% rise year-on-year. Particularly strong interest was observed in new residential communities that combine waterfront locations, more spacious properties and a variety of lifestyle amenities.
Among the most active locations for off-plan properties was Hudayriyat Island, where 603 sales were recorded. The Hudayriyat Golf Estates development alone generated 542 transactions, making it the best-performing residential project of the month. It was followed by Al Reem Island with 260 transactions and Yas Island with 259.
Among developers, Modon took the leading position with off-plan property sales worth €1.1 billion, followed by Aldar with €365 million and Ohana Development with €280 million. Together, the three companies accounted for more than 70% of the total value of off-plan residential sales made directly by developers in October.
The data also points to a clear preference for larger homes. Villas and townhouses accounted for nearly 80% of the value of off-plan property sales made by developers. Of the 1,980 such transactions recorded during the month, 1,142 involved villas and townhouses.
Activity also extended into the high-end luxury segment. In October, 44 residential property transactions valued at more than €6 million each were recorded, with a combined value of €426 million. Almost all involved villas and townhouses - 43 out of the 44 transactions. The most expensive sale was a property at Bada Al Jubail – Phase 2 on Al Jubail Island, which sold for €24.3 million. The month also saw nine transactions valued at more than €12 million each.
With new developments entering the market in 2027, buyers in Abu Dhabi will have an increasingly wider choice of residential concepts and locations. This will place even greater emphasis on factors such as location, pricing, construction quality and completion timelines. October’s results point to a market in which larger homes and the high-end segment are becoming increasingly prominent, while new waterfront communities are establishing themselves as important centres of demand.
