Unique Estates at 20: Trust and Value in Luxury Real Estate and Global Art
The anniversary brings together landmark luxury property transactions, world-class art and the legacy of Christie’s auction house.
Unique Estates was founded in 2006 as a company specialising in luxury real estate in Bulgaria. Today, it is part of Realto Group, employs a team of 100 professionals and welcomes clients to offices in prestigious landmark locations. As the official representative of Christie’s International Real Estate in Bulgaria and a member of Leading Real Estate Companies of the World®, the company connects the Bulgarian market with an international network of partners, properties and professional expertise.
“For 20 years, Unique Estates has upheld the highest standards of service and a personalised approach — principles we share with Christie’s International Real Estate. Our work is closely intertwined with our clients’ lifestyles and aspirations, as well as with the responsibility of preserving their legacy and investments for generations to come. Our partnership with Christie’s International Real Estate is a recognition of what we have built and a vote of confidence in our ability to combine international standards with an in-depth understanding of the local market,” says Vesela Ilieva, Managing Partner of Unique Estates | Christie’s International Real Estate.
The Landmark Transactions That Tell the Story of Unique Estates
Over the past 20 years, Bulgaria’s luxury property market has navigated successive economic cycles, shifts in supply and increasingly sophisticated expectations of contemporary living. The transactions completed by Unique Estates during this period reflect both the personal decisions of individual families and investments with a lasting impact on the urban landscape.
Among the most remarkable sales in the company’s history is a €6 million luxury residence, sold in 2026. The transaction was the culmination of more than a decade of dedicated work and a trusted relationship with the owner, complemented by a bespoke property presentation and a comprehensive interior refurbishment. The sale demonstrates the importance of a consistent strategy and the ability to identify the precise moment when the right property meets the right buyer.
Another defining transaction was the €8 million sale of the “House with the Strawberries” in 2024. Following nearly a year of dedicated work and complex negotiations, the iconic Sofia landmark was acquired by the founders of SiteGround, whose vision is to transform it into a space serving a public and cultural purpose. The story illustrates how professional real estate advisory can play a meaningful role in shaping the future of Sofia’s architectural heritage.
The journey of one of the substantial residences in Boyana illustrates the different chapters in a property's life. Acquired in an unfinished state for €1.1 million in 2012, it was subsequently completed and transformed into a family home before later serving as a diplomatic residence. In 2025, the property was once again entrusted to Unique Estates and sold for €2.7 million.
Among the transactions that have helped shape the urban environment is the 2018 sale of the land occupied by the Victoria Production Cooperative to Park Lane Developments, paving the way for the subsequent development of Park Lane Office Center. The completed office building was later sold to SAP.
The company's portfolio of landmark transactions also includes brokering the sale of an ambassadorial residence for the first time in 2015, as well as the sale of an estate in Bankya in 2026.
“When I look back on these transactions, what I remember most vividly are the people behind them — the clients who placed their trust in us and the colleagues who persevered even when a successful outcome seemed distant. The greatest recognition we can receive is when, years later, a client returns to the same consultant or entrusts us with their property for another sale. Trust is built through consistency and personal commitment over time”, says Svetoslava Georgieva, Managing Director of Unique Estates.
During its second decade, Unique Estates also established a strong presence in the commercial property segment. Long-standing client relationships have fostered a new dimension of trust, with clients turning to the company to find a “home” for their businesses as well. Notable transactions include the €3 million sale of an office building in the Magnolia complex in Boyana in 2016, which remains the headquarters of a successful company, and the 2018 sale of an iconic building on Knyaz Alexander Dondukov Boulevard, now home to the operations of a major media company. This business segment has continued to develop, with two significant transactions completed in 2025 and 2026, valued at €8.3 million and €17 million respectively.
Higher Transaction Values and Growing Activity in the Prime Property Segment
Looking to the future, Unique Estates continues to build on its achievements with the ambition of completing further landmark transactions — a strategic direction already reflected in its 2026 performance.
Between January and October 2026, Unique Estates completed 154 property transactions with a combined value of €150 million, surpassing the €119 million generated from 181 transactions throughout 2025. Sales of properties priced above €1 million reached 33, compared with 25 during the whole of the previous year — an increase of 32% even before the close of 2026.
Properties valued at more than €500,000 in central Sofia, the city's southern districts and the foothills of Vitosha Mountain accounted for 78% of the agency's transactions. These included apartments and houses at various stages of completion, ranging from properties under construction to fully finished and luxuriously furnished residences. In this segment, the company recorded a 17% increase in achieved sale prices compared with January–October 2025.
The results of Unique Estates reflects the broader trend of increasing activity in Sofia's prime property market. According to data from the Registry Agency, transactions involving properties valued above €500,000 increased by 31.6% year on year in the first half of 2026, while their share of total transactions rose from 2.18% to 3.47%, despite an overall 17.4% decline in the number of transactions across the capital. Data for the first nine months of the year confirms this trajectory. In the residential segment above €1 million, the average monthly number of transactions reached approximately 18, compared with 15 in 2025 — an increase of 20%. In the €500,000–€1 million price bracket, activity increased by 10%, from approximately 50 to 55 transactions per month.
Meanwhile, the €200,000–€500,000 segment recorded a 12% decline in transaction volumes, without a corresponding reduction in prices. Across the residential market as a whole, the National Statistical Institute reported quarter-on-quarter price increases in the second quarter of 2026 of 2.4% in Sofia and 4.5% nationwide.
“The market is evolving at different speeds across individual price segments. In the market for properties above €500,000, we continue to see sustained activity, accompanied by more discerning purchasing decisions and longer negotiations. Buyers are prepared to invest when quality, pricing and transaction terms meet their expectations. This makes the right property positioning increasingly important to achieving a successful sale”, comments Svetoslava Georgieva.
More Discerning Buyers and Longer Sales Cycles
Unique Estates has observed a lengthening of the time required to complete property sales. Buyers are comparing a wider range of options and frequently seek discounts of 7–10% from the asking price, alongside greater flexibility on other transaction terms. Overpriced properties may require successive price adjustments before a sale can be secured. Purchases are driven primarily by specific housing or family needs, while mortgage financing is used in approximately half of the company's transactions. Professional investors are also demonstrating growing interest in houses.
In the new-build segment, a more cautious approach among buyers is encouraging developers to offer flexible payment schedules, additional amenities and more competitive maintenance fees. Buyer interest increases noticeably once a project reaches Act 14 — the official certification of structural completion under Bulgarian construction regulations. This places greater emphasis on the financial security of developments and their ability to progress independently of early-stage sales.
Outlook for 2027
Unique Estates expects the residential segment between €500,000 and €1 million to remain resilient in the coming year, while activity in the market for properties above €1 million is expected to remain strong. Longer sales cycles and more active price negotiations will continue to shape market dynamics.
“In 2027, I expect to see a clearer differentiation between properties based on their quality, location and pricing. In new developments, construction progress, financial security and payment terms will carry increasing weight in purchasing decisions”, says Svetoslava Georgieva.
From International Partnerships to the World of Fine Art
The international partnerships of Unique Estates broaden its clients' opportunities to buy and sell properties beyond Bulgaria's borders. In its anniversary year, the company is extending this collaboration into Sofia's cultural life.
To celebrate its 20th anniversary, Unique Estates is offering residents and visitors to the capital an opportunity to discover an exceptional exhibition drawn from the archives of Christie’s — the world-renowned auction house, which in 2026 is itself celebrating 260 years since its founding. Presented in Bulgaria for the first time at the National Gallery – The Palace, with the support of the Ministry of Culture, the exhibition brings together the history of art and collecting with Bulgaria's contribution to the international cultural landscape.
“For our anniversary, we wanted to share the value of our international relationships with a wider audience. Bringing an exhibition from the Christie’s archives to Sofia, together with a charity auction in support of the National Gallery, is our way of marking this milestone while making a meaningful contribution to the cultural life of the capital,,” adds Vesela Ilieva.
Among the exhibits are a copy of Christie’s first auction catalogue from 1766, the catalogue from the celebrated 40-day auction at Stowe House in 1848, and a 1774 tailoring bill belonging to the auction house's founder, James Christie. Also on display are documents relating to the reopening of Christie’s King Street headquarters in 1953, following the Second World War.
The exhibition also features a catalogue from the 1987 auction at which Vincent van Gogh's “Sunflowers” sold for a then-record £24,750,000.
Special attention is devoted to two artists born in Bulgaria. Jules Pascin is represented by a catalogue from a 1990 Christie’s auction in New York, at which his “Renée with a Basket of Fruit” (1928) was sold. Kristo is featured through a catalogue documenting the sale of “Wrapped Object” (1961) at a 2014 auction in Paris.
“This exhibition invites us to explore the history of art through the documents that accompanied its creation and circulation. An auction catalogue preserves far more than a list of artworks — it bears witness to the tastes of an era, the interests of collectors and the evolving recognition of individual artists. From Christie’s inaugural catalogue of 1766 to the sales of works by Van Gogh, Pascin and Christo, the exhibition reveals how the historical record of artworks is shaped and how their stories are carried through generations”, says Gergana Mihova, Curator of the Exhibition.
An Anniversary with a Purpose
The exhibition will be officially inaugurated by Minister of Culture Evtim Miloshev on the evening of 5 November 2026, during a special anniversary event featuring a charity auction in support of the National Gallery – The Palace. The auction will be conducted by guest of honour Bertold Mueller, Managing Director of Christie’s for Europe, the Middle East and Asia. The initiative will bring together clients, partners, friends and the Unique Estates team in a shared commitment to preserving and promoting cultural heritage.
The archival exhibition will be open to the public from 6 to 11 November 2026 at the National Gallery – The Palace, Sofia, subject to the gallery's opening hours and visitor admission conditions.
