For the second time, Bulgaria Real Estate Fund REIT selects Unique Estates I Christie’s International Real Estate for the sale of a key asset

Kambanite Green Offices Sold for €17 Million in One of Sofia’s Most Significant Commercial Real Estate Transactions Since the Beginning of 2026

17 June 2026, Sofia – Unique Estates | Christie’s International Real Estate, part of Realto Group, advised on the sale of the Kambanite Green Offices building in Sofia. The transaction was valued at €17 million, excluding VAT. Throughout the process, the company represented both parties to the transaction. The seller was Bulgarian Real Estate Fund REIT, while the buyer was iCard Estates EOOD.

This is the second project for which Bulgarian Real Estate Fund REIT has appointed Unique Estates | Christie’s International Real Estate as adviser on the sale of an asset. At the end of 2025, the agency also facilitated the sale of another property from the fund’s portfolio—a land plot valued at €2.8 million - making the current transaction another step in the successful cooperation between the two companies.

A selective approach was applied throughout the advisory process, with the property marketed confidentially. The buyer is a long-standing client of Unique Estates.  The deal was executed by Stanislava Lefterova and Anita Kotova, Senior consultants at the company.

Kambanite Green Offices is a Class A office building completed in 2016 and located in the Malinova Dolina area, in close proximity to Business Park Sofia and Sofia’s Ring Road. The building has more than 13,000 sq. m of gross built-up area, approximately 9,530 sq. m of leasable office space, a restaurant and 214 parking spaces.

A distinctive aspect of the transaction is that the acquisition was primarily driven by the buyer’s intention to use the building as its own corporate headquarters. Key factors behind the selection of the asset included its location, opportunities for future development and alignment with the company’s long-term plans. Part of the premises was vacated before the transaction was completed to accommodate the future relocation of the new owner.

In recent years, Unique Estates | Christie’s International Real Estate has expanded its activities in the corporate real estate segment. In addition to its established presence in the high-end residential property market, the company advises on transactions involving office and commercial assets intended for owner occupation and participated in the completion of several such transactions in 2025.

Since the beginning of 2026, the Kambanite Green Offices transaction has been one of the key commercial real estate deals on the Sofia market.
