Dubai Eases Rent Payments with New “Rent Now, Pay Later” Service

Dubai is preparing a new initiative that could significantly change the way residents pay for their homes. The “Rent Now, Pay Later” service, being developed by the Dubai Land Department (DLD) in partnership with a local bank, is expected to be introduced in September 2026. The main idea is to allow annual rent to be spread over up to 12 interest-free monthly instalments, instead of requiring tenants to provide a large sum upfront when signing a lease.

How will the new service work?

Under the proposed model, the tenant chooses a property, while the partner bank pays the landlord the full annual rent upfront. The tenant then repays the amount to the bank in monthly instalments over a period of up to 12 months, with the financing intended to be interest-free.

This separates the payment to the landlord from the tenant’s financial burden. For the tenant, this means less need for significant capital at the beginning of the rental period and the ability to align housing expenses more easily with monthly income.

The final terms are still being developed. Details regarding eligibility criteria, the application process, financing structure, repayment schedule and any administrative or other fees are yet to be announced.

What does this mean for tenants?

The new model could ease one of the traditional financial commitments associated with renting a property in Dubai – the need to pay a large portion or the entire annual rent upfront. Spreading the amount over up to 12 monthly payments would make monthly budgeting easier and give tenants greater flexibility when choosing a home.

What do landlords gain?

The scheme could also offer a potential advantage for landlords. Instead of waiting for monthly payments from the tenant, they would receive the full annual rent upfront from the bank. This preserves the benefit of a one-off payment for the landlord, while allowing the tenant to spread the cost over time.

The next step after Flexi Rent

“Rent Now, Pay Later” builds on another initiative by the Dubai Land Department - Flexi Rent, launched in June 2026. It expanded rent payment options by allowing participating companies to offer monthly, quarterly and six-month instalments.

For the market, the service represents another step towards a more digital, flexible and consumer-oriented rental system. At the same time, its actual impact will depend on the final eligibility criteria and terms of the service. “Rent Now, Pay Later” is expected to launch in September 2026, with details of the mechanism still to be officially announced. If implemented according to the model presented so far, the initiative could turn annual rent from a large one-off expense into a more predictable monthly commitment.
