The world's largest luxury property platform Luxury Portfolio has chosen Bulgaria to present for the first time in the world this year's Global Luxury Report. At the invitation of Unique Estates, its exclusive partner in the country, Vice Presidents Stephanie Pfeffer Anton and Chris Dietz told about the latest trends in the high segment and shared data from the largest market survey a few days before its world premiere in Vienna.

"One year after the accession of the Bulgarian market to the Luxury Portfolio network through our partnership with Unique Estates, we report a strong interest of international buyers for the purpose of choosing a private property or investment in the country. The reason for this is the stable economic environment and the positive growth of the market in the high-end real estate segment - says Chris Dietz, Vice President Global Operations at Luxury Portfolio. - An interesting trend is that a number of Bulgarians are heading to the international market where they are looking for their vacation home or a bargain purchase."
In Bulgaria the luxury property market reports an average growth of 21% of sales and 4% of rents for the period January - September 2017, as well as an extremely active summer season for inquiries and deals. According to Unique Estates Managing Partner Vesela Ilieva, the decision-making time has been shortened by half since the beginning of the year, with the sale time of one property at a market value between 1 and 3 months.
"Prices remain stable due to the limited supply of quality properties, which puts sellers in a strong position. The market is awaiting upcoming new projects by the middle of 2018, according to the criteria of the current buyer,", says Mrs Ilieva.
And the interest of the informed and active buyer is directed to houses with modern architecture in gated complexes, to penthouse apartments with an area of over 400 sq.m, to luxury buildings, whose apartments have high ceilings and spacious, beautiful views. The market is also looking for so-called "trophy properties" - emblematic homes at very high prices, as well as independent houses with large yards, also show the data of Unique Estates.
